Sarasota's associations spread across the barrier islands, Siesta Key, Lido Key, and Longboat Key, and a growing downtown skyline. The island buildings deal with classic Gulf-front conditions: salt air working on railings and coatings, sand and storm exposure on pool decks and dune walkovers, and the accelerated component wear that comes with beachfront living. Downtown towers face less salt but have high-cost components that elevate reserve funding needs such as elevators, major mechanical, parking garage structures, and interior renovations.

Yes. Our process (following the Reserve Study Standards) remains the same, but the component assumptions differ per property. Island buildings typically show faster wear on coatings, metals, and exterior systems from salt exposure, while downtown towers may experience a lesser form of degradation (although the Florida climate in general is harsher than other states). Every property is different, so life estimates should take location, exposure, and other relevant information for each specific property into account.
Buildings three habitable stories and taller generally fall under Florida's Structural Integrity Reserve Study requirement, which covers the structural components of the building. As such, you'll likely have two separate reserve schedules, one for SIRS-related components and one for the more traditional non-structural items. It adds complexity to your budgeting discussions, but well-prepared Reserve Studies make that conversation as smooth as possible.
