Board of Directors
The elected volunteers who approve the budget. You get the funding options, the tradeoffs, and the plain English to decide with confidence.
Due to the arrival of our founder's firstborn (it's a girl!) in early October, no communication will be available for the first half of that month as David prioritizes family. Subsequently, all inspection work will be scheduled in November as soon as possible. We understand if that takes us out of the running in the immediate future. However, if you're still interested in our services, feel free to submit a contact or proposal request. We'd be more than happy to get back to you as soon as we can!
Whether you are an association's board member, a portfolio community manager, or a property owner, we aim to act as a resource and value to all who need reserve planning assistance!
The list below includes the most common types of properties served throughout Florida, so it is not exhaustive. Even if you don't see your property type, we'd still be happy to provide our services to you!
Garden walk-ups to high-rise towers, including SIRS for qualifying buildings.
Entry gates, roads, ponds, and amenities that serve residents and their guests.
Various property types, governed by Chapter 719 within Florida Statutes.
Shared roofs and exteriors with association-maintained amenities.
Amenity complexes and golf courses, including major kitchen and maintenance equipment inventories.
Shared grounds, common buildings, and amenities serving each lot.
The same Reserve Study framework applied to various potential building designs and layouts.
Campus grounds, buildings, mechanical, interiors, amenities, sport courts/fields, vehicle fleets, and more.
Interval-ownership properties with hotel-grade wear on shared components.
Grounds, buildings constructed over multiple decades, historic assets, and member amenities.
Is your property something else? Our experience spans beyond what is just listed, having been involved with Reserve Studies for marinas, municipalities, museums, a private island, and more. Feel free to reach out and we'd be happy to have a direct conversation on how we can best serve you!
The elected volunteers who approve the budget. You get the funding options, the tradeoffs, and the plain English to decide with confidence.
Owners and unit owners who want to understand what their assessments are paying for and what is coming next.
Builders setting the first budget for a community that is not finished yet, working from the plans and specifications on hand.
The members who study the numbers before they reach the board. Full detail, disclosed methodology, and every assumption visible.
Those who often know the property best. Your notes on recent repairs and replacements are directly reviewed and incorporated within the component details section of each report.
Community association managers and property managers coordinating the study, the board, the owners, and the budget.
Trustees, councils, and staff planning for sanctuaries, halls, and grounds through steady stewardship.
Attorneys, accountants, committees, and anyone else at the table.
Every property needs to know 1) what assets are likely to require predictable, major work and 2) how that work will be funded. The mix of components changes per report and the applicable statutes change, yet the need for a justified financial plan does not. That is why the same framework of standards (the Community Associations Institute's Reserve Study Standards) exists as the basis for each report.
Where we differ is the desire, effort, and execution to provide the most detailed information in an easy-to-understand manner for those that lead their properties. From a volunteer Treasurer to a Community Association Manager to a church's Board of Trustees, each decision-maker needs to be able to understand their property's needs and options clearly. We aim to help them (and you) make confident decisions based on founded recommendations!
The proposal form covers the basics in a few minutes, and the response comes from the specialist who would do the work.
