This sets a reasonable, steady funding amount annually and avoids major catch-up funding needs later. It also creates a baseline record of the property asset conditions, providing a starting point for Boards and owners as soon as they take control of the association.
For any related reserve planning adjustments, absolutely. Take roofing for example. Insurance carriers have required roof replacements after those roofs reach a certain age, even if they were technically in okay shape. Others implemented extreme hikes in premiums, which is equally difficult for associations to navigate. We understand those caveats and bring them to light wherever we can.
It is our understanding that the entirety of the association's buildings will need to be included if any qualify for SIRS inclusion. However, we are not legal counsel so we'd recommend consulting with your association's attorney to determine exact needs before moving forward with a SIRS engagement.
