Orlando sits inland, so its associations are spared the salt-air corrosion that coastal buildings face. However, that doesn't spare the extreme environment: intense sun, long humid summers, and hurricane-season wind and rain. Those forces set the pace for exterior components in Orange County, and a good Reserve Study reflects local project intervals rather than national assumptions.
The Orlando market is defined by scale. Master-planned homeowners associations here can own miles of private road, several gated entrances, and multiple amenity centers. Vacation-oriented condominiums near the attractions add another wrinkle: guest turnover puts hard use on interiors, pool decks, and shared systems, which compresses useful life estimates compared with a typical residential building.
One more Orlando-specific note: because the region has proportionally fewer condominium buildings three habitable stories and taller than the coastal cities, many Orlando associations are outside Florida's Structural Integrity Reserve Study requirement. It can. Heavier traffic can shorten the life expectancy of interior finishes, furnishings in shared spaces, amenity areas, and mechanical systems. A Reserve Study should account for how much the property is actually used, so a vacation-oriented building can show shorter replacement cycles than an identical building with full-time residents.
